Term and Conditions

Prices quoted is for 2 person occupancy per room for the entire villa with exclusive use of the required number of rooms plus all the facilities and staff service.
Children under 5 years old are free of charge.
Additional persons subject to approval by management and an additional mattress charge of US$50 per night including breakfast.
In general, the 3 bedroom and 4 bedroom options will not include use of others room respectively.
All rates include government tax and service charge.

Payment Terms and Cancellation

Payment by bank transfer and credit cards are accepted.

50% deposit to confirm the booking. Final payment is required at least 60 days prior to the guests arrival.

20% of the total rental amount will be charged, if the reservation cancelled more than 90 days prior to arrival date (High and Peak Times Only), no charge for cancellation more than 90 days for Low season.

50% of the total rental amount will be charged, if the reservation cancelled between 60 - 90 days prior to arrival date

100% of the total rental amount will be charged, if the reservation cancelled between 0 - 60 days prior to arrival date

Check In and Check Out

Check-in: From 14:00 hours

Check-out: Until 10:00 hours

Early check-in or Late check-out are subject to availability. To guarantee an early check-in or late check-out a 50% surcharge of the published nightly rate applies.

Smoking is not allowed inside the room

Functions

Wedding, functions and party need advance approval from management and subject to an extra charge.

Loss and/or Damages

Guests are responsible for leaving the villa´s property and facilities in good order. Guests should pay for any loss and/or damage to the villa during their occupation of the premises. We reserve the right to repossess the premises if the guest(s) caused unacceptable damage to the premises.

Damage Deposit
A damage deposit of $500 is required for 5 bedrooms villa, $400 for 4 bedrooms and $300 for 3 bedroom villa upon arrival. This will be be completely refunded once the property has been assessed for zero damage, zero excess cleaning and all furnishings and supplies accounted for.

Valuables and Security

Outside security cameras are installed. Valuables or personal property left at the Villa are at the guest´s own risk. Valuables and/or personal property should be stored in the safety deposit box provided in each room. We do not accept any responsibility for loss or damage to guests valuables or personal property.

No responsibility is accepted for the personal belongings, vehicles, and their contents of the guests or their invitees during the period of occupation of the villa. “Just left Cassa Mia this morning after a planned quiet 4 days before moving on to the madness of Canggu, and will miss it.
Serene, peaceful and beautiful, set in its own gardens between the beach(150m), and Uluwatu Street(300m). Restaurants everywhere at the beach and if you love fish and all things seafood you´re in for a treat.
The house is kept spotlessly clean by the live on the grounds housekeepers, Wira and Katut, who although always around are never in your face or your space. Ask for anything and theyll sort it for you if they can, even cooking for you.
Manik, the manager, is always on call and available to help and is lovely also, assisting with all things, like transport in our case.
I would return in a heartbeat and plan to in the future.”

“Such a beautiful villa. Short walk to the beach. Amazing bedrooms and more Amazing bathroom. Pool one of the best we have used in 12 trips. Staff very helpful and breakfast delicious. This is a perfect family villa with everything a family needs. Adjoining kids bedroom downstairs with toy playroom. Pool as a large shallow end. Lots of grass for kids to play. Will definitely return.”

The villa staff was amazing and made our stay a totally relaxing experience.
